What we do
PropCalc is a small set of free property calculators: UK Stamp Duty Land Tax for England and Northern Ireland, a US closing cost estimator and a rental yield calculator. Each page explains the formula behind the result and works through an example, so you can check the number instead of taking it on trust.
How we keep figures accurate
The calculation code is separate from the page text and has automated tests, including tests at the edges of the tax bands. Where a result depends on official tax rates, the page says when the rates were last checked and links to the gov.uk pages they come from. Where a figure varies too much to state as fact, such as US closing fees, the tool labels it an assumption you can edit. Spotted a mistake? Tell us.
Privacy by design
Every calculator runs in your browser. The numbers you enter are not sent to our servers. See the Privacy Policy.
How the site is funded
The site is free to use. It currently shows no advertising. If that changes, ads will be clearly labelled and kept away from the inputs and results, and the Privacy Policy will be updated first.
Limits you should know about
These calculators give estimates. They cannot know your personal tax position, lender fees, local charges or legal costs. Ask a conveyancing solicitor, mortgage adviser or tax professional before you commit. See the disclaimer.
